But all too often, entrepreneurs remain resolutely at the helm of their baby, and the business fails because they don’t know how to run it properly. To be fair, very few people are taught how to run a business at college or university, which is perhaps one of the reasons we have such high failure rates. According to Startup Genome, around 60% of new businesses fail within their first three years, yet despite these worrying statistics, no entrepreneur starts a business thinking they will be in the failing majority.

So, starting a business is risky, but what makes small-scale property development a good choice for a budding entrepreneur? Here are eight reasons why I think it’s one of the most attractive business propositions around:

  1. Rock-solid product demand: Every new business needs to have a demand for its product or service, but in property development, the demand is unquestionable. Not only does everyone need somewhere to live, but we also currently build far fewer homes than are needed to meet demand. We fail to hit government targets every year, so that demand rolls over to the following year. The key is to build homes for the need market (1-3 beds) – not the want market (4+ beds) since that’s where the most robust demand is.
  2. A lack of competition: You wouldn’t open a coffee shop between two others, but even a successful café can soon fail if Starbucks arrives next door. This problem rarely occurs in housebuilding. If you built some flats and Persimmon built some more in the next town, you’d still have a viable business. There’s simply a huge capacity in the market.
  3. Managing cash flow is easier: Many businesses can’t control their cash flow even though they’re ultimately profitable, so they go bust. The most common problem is where overheads (employees, equipment, rent, raw materials, etc.) eat up their income, and then the business hits a lull and runs out of cash. A small-scale property developer rarely has employees or any equipment, they can work from home, plus all of their team (architect, contractor, etc.) are hired for one project at a time at a fixed price, so there is much greater control. Once the project is finished, the overheads go back to zero.
  4. Higher margins: In development, a healthy 20% profit margin based on the gross development value (GDV) is targeted. A £1m GDV scheme will target £200k profit with a minimum 10% contingency built into the construction costs to account for overspending (around £30k in this example). Developers also work with fixed-price lump sum contracts, so they have significant cost control. But even if our £1m GDV project overspent by £230k, the developer will still break even. This is very different from businesses that are run on much tighter margins where even a slight cost increase can terminally impact profitability.
  5. Multiple exits: A coffee shop sells coffee and cake, but it doesn’t have a Plan B if the market changes. But if the housing market slumps, then the renting market typically booms since more demand is created from those who are no longer buying, something that’s happening right now. The developer can then rent out the units until the market bounces back (it always does over time) before selling, having made a rental profit in the interim. It’s not ideal, but it’s an exit unavailable in most other businesses.
  6. Few barriers to entry: What experience do you need to run a new business? A developer predominantly needs organizational, management, decision-making, and people skills. All the technical skills are hired in, such as the architect, contractor, etc., and a professional project manager runs the project for the developer. Yes, you will need to learn how to run a successful development business, but there are some great training courses available, and within 6-12 months, you should easily be ready to take on a project.
  7. Funding availability: A developer needs to invest very little of their own money since there’s an entire development finance marketplace geared to lending the vast bulk of the funds required, even for first-time developers. With other business models, securing finance can be very tricky, often resulting in the entrepreneur having to invest more personally.
  8. Time: Small-scale property development is generally a spare time activity, whereas many other businesses require significantly more work and focus, particularly at the outset.

Few businesses are as highly leveraged as property development, and with the demand for housing growing consistently, now really is a great time to take advantage of the significant number of small-scale development opportunities that exist nationwide.

Five Ways Leaders Invite Avoidable Crisis and Five Ways Leaders Can Help Prevent Them (and Respond Effectively When They Do Occur)

When leaders foster strong collaborative practices, they can prevent many problems from turning into crises. When they don’t, it’s just a matter of time before a crisis hits. When a crisis does hit, collaborative leadership cultures are more resilient and much more likely to learn and respond effectively.  

Things surprise us when we don’t expect them. Or don’t talk about them, Or don’t deal with them until it’s too late. 

Some crises come with little or no warning, like earthquakes, train derailments, pandemics, and some geo-political events. 

Some other crises give us enough advance warning that we could do something to mitigate their impact on us and our organizations—if we’re paying attention. Hurricanes, climate change, economic meltdowns, and many disruptive technologies are examples.

And some crises are entirely predictable and preventable. Most organizational failures fall into this category. These crises reflect the organization’s leadership culture. They are the accumulation of many smaller organizational problems that either went unnoticed or were left unaddressed by leaders. 

I call these collaborative crises because even if they originated from outside the organization, the culture and practices of the organization allowed them to fester and grow. These collaborative crises tend to arise in leadership cultures that discourage or outright punish good collaborative behaviors, such as:

  • Raising and discussing potentially uncomfortable topics
  • Sharing dissenting or unpopular views
  • Taking personal responsibility for mistakes and failures
  • Acknowledging that the leader, or leadership team, doesn’t have all the answers
  • Prioritizing continual learning over being right

The absence of these behaviors are tell-tale signs that the company is vulnerable. That it’s just a matter of time before issues that get swept under the rug grow too large for the rug. 

In cultures where leaders prize loyalty and punish dissent, for instance, people don’t raise issues that may challenge the leader’s judgment or reveal the leader’s human fallibility, even when ignoring these issues will jeopardize the company.  

Where having the answers and feigning certainty are the norm, then openness to learning and adapting to novel circumstances take the back seat—even when this kind of flexible thinking is desperately needed to keep the company healthy.  

Business school case studies are rife with public examples of these cultures, like NASA’s Space Shuttle Challenger disaster of 1986, Enron’s collapse in the early 2000s, and Boeing’s 737 Max airplane crashes in 2018-19 that cost hundreds of human lives. 

In each of these examples, the preventable problems were well-known by many yet ignored by senior leaders. 

And when a crisis does hit, these same types of cultures are also more likely to react with defensiveness or deflection rather than transparency and accountability. 

In these and many other examples, leaders of these companies helped to create and sustain the very cultures and conditions that eventually spawned the crises. 

So what can you as a leader do to help avoid preventable crises and deal effectively when unavoidable crises do strike? 

You can start here:

  1. Encourage dissenting views and information, even when it’s uncomfortable. This means don’t shame, punish or marginalize the people who care enough—and are courageous enough to raise the issues.
  2. Openly acknowledge your mistakes and failures and share what you’re learning from them. Doing this doesn’t weaken your leadership standing, it does the opposite. It lets folks know that you’re big enough to take the hits when things go badly, as well as the praise when they go well. This fosters continual learning and growth and a much more resilient culture.
  3. Devote regular time in your meetings to raise and discuss issues that folks may be concerned about but not yet talking about. Don’t require that people already have solutions before they raise critical problems—solving problems usually goes better when it’s a collaborative effort. A mentor and friend of mine, Bob Dunham, instructed his clients to always place “red and yellow flag” updates and conversations up front in meetings so folks have adequate time to discuss them (and also so that people don’t have to shoulder the burden of these potentially difficult conversations throughout the entire meeting). 
  4. When unexpected crises do hit, get people together right away to learn as much about the situation as possible before simply reacting. And then figure out how to proceed and commit to transparent and timely action together as a unified leadership team. Even if one individual or department may bear the brunt of responsibility for the crisis, the entire leadership team must address it and respond together. 
  5. Take on a daily personal practice that conditions and strengthens your nervous system, so that you as a human being are better able to deal effectively with challenges when they occur. A daily practice may include things like yoga, meditation, prayer, martial arts, breathing practices, tai chi or any other mind-body discipline that cultivates a more spacious and centered presence. Your everyday quality of presence as a leader communicates much more directly and viscerally about what behaviors you value than simply telling people what to do or how to be. 

Sometimes, s**t just happens, even to the best-run companies. But fostering a leadership culture that actively addresses challenges and then tackles crises that do occur with candor and accountability can determine whether your company will become a case study in failure or a case study in corporate resilience and inspired leadership.

Preventing and dealing with crises—no matter what form they may take—are never solo activities —they’re always collaborative endeavors.

This means the beneficiary does not have to include the death benefit in their income for tax purposes. However, the tax treatment may differ if the death benefit is paid out as an annuity rather than a lump sum.

The taxation of cash value withdrawals and policy loans from a life insurance policy can differ from the taxation of a death benefit. When an individual withdraws cash from their life insurance policy, the amount withdrawn is generally considered a tax-free return of premiums paid up to the amount paid into the policy. Any amounts withdrawn above the premiums paid may be taxable as income to the individual.

Similarly, policy loans taken out against the cash value of a life insurance policy are generally not taxable. However, if the policy lapses or is surrendered while there is an outstanding policy loan, the outstanding loan balance may be considered taxable income to the policyholder.

Instances Where Life Insurance is Taxable

In general, life insurance benefits are not taxable in Canada, but there are some instances where taxes may be applicable:

  • No Beneficiary – Appointing a beneficiary to your life insurance policy is the best way to ensure your death benefit is not subject to tax upon your death. If you neglect to appoint a beneficiary, your estate will automatically be named the beneficiary. As a result, your death benefit may be taxed.
  • The Estate is the Beneficiary – When the policyholder’s estate is named as the beneficiary of a life insurance policy, it could be subjected to probate fees imposed by the government. These fees, calculated based on the worth of the deceased’s estate and the region where they resided, can become a significant expense. The magnitude of these fees may vary between provinces and territories.
  • Loan Collateral – If you use your life insurance policy as security for a loan, you may need to pay taxes. The loan provider will settle the debt if you pass away by cashing in on the policy’s death benefit. In such a case, the family or beneficiary would have to pay taxes on the remaining balance if it is greater than the premiums that were initially paid.
  • Cash Value Withdrawal – When the policyholder withdraws funds from a life insurance policy with a cash value component, this income may be taxable. This is due to the cash value growth, free of tax; thus, it would be equivalent to earning a gain from it. The amount of tax owed is based on the tax bracket of the policyholder and the amount of money taken out.
  • Selling Your Policy – In four provinces across Canada (Quebec, New Brunswick, Nova Scotia, and Saskatchewan), it is permissible to transfer a life insurance policy to a third party. The person who purchases the policy will then be entitled to the benefits of premiums and a death benefit, with potential taxation depending on the type of policy, the amount paid in premiums, the amount received from the sale, and any cash value.

The taxation of life insurance in Canada can be complex and requires careful consideration. While premiums paid for life insurance policies are generally not tax-deductible, there are tax implications for the benefits received, including death benefits and cash value withdrawals.
