DSTs are an increasingly popular option for investors, particularly 1031 exchangers who are attracted by the option of a passive, institutional quality replacement property. Many DSTs include properties NNN leased to credit or high-quality tenants, large, new or new construction apartment complexes in strong markets, self-storage facilities, student housing, etc. DSTs are professionally managed, typically have a income component, and are viable for a follow-on 1031 exchange upon sale. Most DSTs include non-recourse debt allowing exchangers to “replace” the debt of their relinquished property. In addition, the investment process is much simpler and quicker than a typical real estate acquisition.

IF the DST investment goes well the experience of the investor will entail an easy investment process, the receipt of rental income-based cash flow during the hold period, and a profitable exit upon sale receiving back their investment principal with appreciation. Furthermore, this appreciation can be sheltered from capital gains taxation by conducting a follow-on 1031 exchange into another DST or any viable replacement property. However, while on average over time DST investments have historically provided very attractive returns, a significant number of DSTs underperform and a certain number fail entirely. In these cases the experience of the investor can be much less pleasant. They may experience decreased cash flow or none at all, they may not receive back all of their principal invested upon the sale of the property, and in the worst cases they may suffer a total loss of principal. There is also the possibility of problems at the investor relations or asset management level. DST reporting may be insufficient or late, tax documents can be sent late, etc.

How can the typical retail investor/1031 exchanger understand and evaluate these risks? How can the investor discern the more serious and probable risks from the less worrisome and those which have a very low probability of occurring?

The first point the investor needs to understand and accept is that any DST investment absolutely entails significant risks. There is no DST investment which is risk free and any broker or sponsor who downplays the risks involved is either inexperienced or dishonest. DSTs are offered as private placement securities available exclusively to accredited investors. This accredited standard is intended to achieve a certain level of sophistication among the investors but it also implies that DST investors have a certain level of investment experience and sophistication. The DST investor should be able to read and understand the offering materials and investment documents, and to ask appropriate questions of their broker or financial advisor. At the end of the day, the investor will sign documents stating that and is assumed to understand that there is no guarantee to these investments, they do entail significant risks, and that the the investor will either reap the benefits of a successful investment or bear the loss of an underperforming or failed investment. If an investor/exchanger is not comfortable with the risk profile of these investments, if they are looking for a “safe” investment or if they would like an investment with sponsor backing or guarantee then a DST investment is probably not suitable for them.

But there are two mitigating points of importance. First, any 1031 exchanger, which represent over 90% of all DST investors, has sold a piece of real estate, their relinquished property, which probably had a higher risk profile than the DST into which they are considering investing. While it is true that their relinquished property was not a passive investment and their own elbow grease and financial support of their own property is important, these benefits are significantly offset by the fact that their relinquished property was almost certainly not institutional quality nor was it professionally managed. In sum it is very often the case that a 1031 exchanger will neither significantly increase nor significantly decrease their risk profile simply by completing a 1031 exchange into DSTs.

Second is the matter of diversification, probably the most important and strongest way to mitigate risk in DST investing. With official investment minimums as low as $25,000 it is very easy for the 1031 exchanger to diversify across multiple DSTs in the course of one 1031 exchange. If an exchanger diversifies in their exchange, this will significantly reduce their risk profile, effectively distributing their investment eggs from one basket into several baskets.

Of course, this depends on how diversified they are already. If a relinquished property only represents 5% or less of their total investment portfolio then it is likely suitable to exchange into one replacement property DST. But if that relinquished property represents more than 5% and especially if it is more than 20% of their overall portfolio, diversifying across multiple DSTs can greatly reduce their overall risk profile. I have worked with investors whose relinquished property represented 75-80% of their total net worth, which is a very risky position to be in, and helped them diversify into 8-10 different DSTs in the course of their exchange, thus greatly reducing the overall risk profile of their portfolio.

When evaluating the risks of any given DST offering, it is highly recommended, even assumed, that the investor will read the private placement memorandum, the risk section in particular. Only by reading this section themselves will the investor have a thorough understanding of all the risks of an offering. As to the specific categories of risk I would like to mention several for consideration: real estate risks, sponsor risk, structural risk especially illiquidity and lack of control, and securities risk.

Real estate risks are not specific to DSTs but rather general to all real estate investing or ownership. The broad categories of real estate risk include the characteristics of the land and improvements themselves, e.g. the age and condition of any buildings, the location of the property, local and national market factors, tenants and leases, occupancy rates, market rental rates, financing risk and property management. It is not within the scope of this article to go into great detail on the various types of real estate risk, but it is important to note that real estate risk is probably the most important category of DST risk. Therefore, the investor should understand that they are fundamentally investing in real estate and that all the risks of the particular piece of real estate into which they investing will affect the performance of their investment either positively or negatively. If occupancy or rental rates decline, or if a tenant defaults on the lease, these factors will negatively affect the performance of the investment.

A second very important category or risk is sponsor risk. While the real estate is what it is, the conduct and capacity of the sponsor from the initial purchase of the property, through the hold period and up until the disposition of the property can and usually does have great impact on the performance of the investment overall. Key matters to look for in a strong sponsor include:

  • Institutional Capacity—are they well-staffed for the duties of asset management, property management, acquisitions and dispositions, investor relationships, quarterly reporting and yearly tax reports?
  • Track Record—Do they have a significant track record and what is their overall average rate of return? Are there past deals which have underperformed or failed altogether and if so how many, how much and why?
  • Personnel—The most senior people at a sponsor matter. What is their own experience, capacity and track record (see their bios)? And of course the character of the leading people at a sponsor affects everything else, who they hire, their investment strategy, and their conduct when the going gets tough.
  • Conduct when an offering is challenged—Segueing from personnel, the character of a sponsor is especially important when an offering is underperforming. Do they have a history of supporting struggling properties either with financial support but perhaps even more with intensified focus, attention and creative thinking? Do they have a track record of putting investor interests first? At a bare minimum is their communication regular and transparent even when an offering is underperforming?

Next I would like to discuss two of the most important aspects of structural risk, i.e. the risk of the investment being structured as a Delaware Statutory Trust. These are illiquidity and lack of control. All real estate is considered illiquid in that it cannot be converted to cash immediately. The sale of a real estate asset will typically take several months even if the process goes quickly. Still, a direct owner of real estate can convert the property into cash within a reasonable period of time. This is not the case with DSTs. In almost all cases the investor will need to remain invested it the DST until the property is sold on the back end. This hold period will typically extend from 5-8 years but depending upon the circumstances the hold period can extend beyond 10 years. While it is permissible to sell one’s DST interest prior to the conclusion of the offering, this process is very difficult and will almost always result in a discounted sale price, i.e. the investor will receive less than the current market value of their interest. It is really not comparable to selling a piece of real estate on the open market. Therefore the DST investor needs to give serious consideration to the illiquid nature of this investment and its projected hold period, realizing that an early exit would be difficult and expensive though possible.

The investor also has no control over a DST investment. This is not like a tenant-in-common investment where the tenants in common have voting rights. The sponsor, functioning as the trustee of the trust, makes all the decisions regarding the investment and they are not obligated to consult with the investors. Specifically the sponsor will decide when to sell the property which is often to the most important decision of all. As a caveat, in extreme cases a sponsor can be removed as the trustee of the trust, but this is very rare. In almost all cases the investor will be reliant on the conduct and decisions of the sponsor for the duration of the investment.

Lastly, I would like to mention the matter of securities risk, specifically their expense. Because most DSTs are marketed as securities they will entail significant additional expenses above and beyond the expenses normally involved in a real estate transaction. The securities related expenses are combined with other front-end expenses, financing costs, acquisition fee, etc. to constitute the “front end load”. This is the load which must be overcome by the appreciation or income of the investment in order for the investor to be made whole or receive profit from the investment. While these expenses by and large result in a greater number of professionals involved in the transaction which does provide an element of protection to the investor, it is important to understand how much front-end load there is with any given DST investment. Load varies from one DST to another. Before proceeding the investor/exchanger needs to be comfortable with the amount of front end load believing that the expenses are outweighed by the strategy and profit making potential of the investment.

In conclusion, a DST investment can be an excellent and suitable investment, especially for 1031 exchangers who will benefit from the tax deferral of IRS section 1031. But it is critical that the investor/exchanger understand and account for the risks involved. Diversification can significantly mitigate risk across a portfolio but the risks of each individual DST investment remain. The better informed and educated an investor is about the risks of any given DST investment, the better decisions they will be able to make regarding which DST(s) is best for them, and the more pleasant the hold period will be as they will better understand the possible ups and downs of DST investing rather than being caught off guard by unforeseen events. Overall DSTs are increasing in popularity for a reason. They have historically provided very decent overall returns to investors, albeit with some losing investments among them, in addition to the very substantial tax benefits of 1031 exchange.

For many countries, this is economically beneficial, because revenues grow and even more jobs can be created. With globalisation, the dependence of countries on each other is also increasing, because many resources and foodstuffs are simply imported and exported. Therefore, goods are traded that were previously not available or only available in small quantities in some regions. This normally has only positive aspects for all parties.

But, on the other hand, current events show that too much dependence on other countries can lead to major problems in one’s own country. Unpredictable and sudden crises and conflicts can especially have a negative effect on an unprepared country. Russia’s war on Ukraine illustrates how many European countries now have problems supplying their own country with energy due to their dependence on Russian gas and oil imports. Applied to the tourism sector, this means that precautions must be taken.

The COVID19 pandemic has shown what can happen to an entire sector that is dependent on globalisation and further interrelations with other countries. In the future, it will be particularly important to take appropriate precautions with regard to conflicts and crises such as the two current examples. In addition, the issue of sustainability must not be neglected. This adds a fourth key point to the field of tension. After all, climate change has also been increasingly in the spotlight for years, and numerous measures have long been under discussion to combat this development. In the tourism sector, a lot of investment has been made in new innovations and techniques for a cleaner climate. A solution is needed that encompasses all four of the key points previously mentioned.

Opportunities

Liquefied natural gas

The alternative energy source liquefied natural gas (LNG), offers much potential for more climate-friendly travel options. LNG is a mixture of various lightweight hydrocarbons whose use results in lower emissions. It is produced by cooling natural gas to -162°C and purifying it. It must be considered that this cooling requires a significant amount of energy. LNG is almost the cleanest fossil fuel and offers the opportunity to eliminate diesel and heavy oil completely. There is nearly no sulphur in natural gas. Combustion causes no particulate and fine dust emissions, and nitrogen oxides may be reduced by around 80 per cent. In addition, less CO2 is produced during combustion than with diesel. Carbon dioxide emissions can only be reduced by 20-30 per cent. As a solution to this problem, bio-LNG is considered a pioneer.

Unlike fossil liquefied natural gas, this gas can be produced from biogas. Transport, storage, and combustion are exactly the same as for the fossil variant and require no additional costs. One barrier to the free use of bio-LNG in Europe is the lack of a European certification procedure. This creates the problem that normal LNG terminals are not yet allowed to accept bio-LNG. Furthermore, biogas plants in the EU are a long way from being able to supply the entire EU market. Worldwide investment in the supply of LNG could ensure the use of biological gas in the future 5.

So far, LNG has not been commonly used by most modes of transportation. Some cruise ships operated by major shipping companies have partially converted to the use of liquefied natural gas. One problem is the paucity of LNG terminals. Since this energy source cannot be made available in sufficient quantities, the conversion is not worthwhile for large companies. In the meantime, however, the initial situation has changed. The war on Ukraine is obliging countries to rely more on LNG for energy supply. The result is that developments in this area are now proceeding rapidly. Hence, the tourism sector, and sustainable tourism in particular, will benefit.

On the other hand, there are still many means of transportation that run on kerosene, petrol, diesel, or other types of energy. It is not possible to switch to new technology immediately. This is a gradual process of introducing the new technology and replacing the old. Raw material and energy problems also affect the tourism sector, as transportation depends on these resources. Likewise, the COVID-19 pandemic has left widespread problems in its wake. While the pandemic is considered to be almost over, the aftermath is still being felt in the tourism industry. There is a shortage of workers in holiday locations, as well as in travel facilities. The question is whether similar crises can be better managed in the future. So how can and must this economic sector change in order to be prepared for such conflicts and crises? At the same time, aspects of more climate-friendly travel need to be considered. The next section discusses the opportunities for more sustainable tourism.

Bus and car

Many emissions occur not only on the way to tourist destinations, but also at tourist hotspots. This is due, among other things, to the fact that vehicles are needed to reach the various destinations and sights at any given location. Coaches are a popular travel option in tourist hotspots. Buses travel steadily along the same route, covering all the relevant locations, which significantly reduces general traffic and emissions 6. Bus travel is already considered to be one of the more environmentally friendly travel options compared to other modes of transportation. Nevertheless, improvements can be made here as well. An example is the city of Paphos, in Cyprus. This is the first and only resort to use an electric minibus, which covers all the important destinations and sights. By charging at photovoltaic charging stations, this mode of transportation is completely green and climate-friendly7.

One disadvantage would be that you can’t reach all the possible destinations with this bus. The on-demand bus model may provide a new solution. It is proposed that electric buses with lower capacities could be ordered through a smartphone app. These travel a personalised route. Since passengers use the app to indicate which route they plan to take, the most efficient route can be determined. This is particularly useful in regions with few connections or lower passenger volumes 8. Car sharing could also be a greener transportation alternative. If several people share a vehicle, then emissions may be reduced. Electric cars may be used for a complete reduction of emissions but only when green energy is supplied and used for recharging. The sharing concept could also be used for bicycles, electric scooters, and electric motorcycles. This means that this transportation can always be rented for a certain period of time 9.

Cruise

There is a concept that shows how greener cruise ships could look and function in the near future. This ship is called the “Ecoship”, a project by the Japan-based international NGO “Peace Boat”. Ten stiff, retractable sails are to be mounted on the ship, covered with solar cells. In strong winds, these sails can simultaneously support propulsion. When the sun is at the right angle, the solar cells can be used to generate electricity on the cruise ship. The ship will have a hybrid engine that can run on diesel, LNG, biogas, and biodiesel. The design of the sustainable cruise ship is based on the biophilia concept. This building concept makes use of natural elements, such as air, light, and water, as well as nature-based materials and designs. The hull shape is inspired by the shape of a whale and is said to reduce fuel consumption by up to 5 per cent with resultant savings and hydrodynamics. The hull is equipped with anti-water-drag technology and air bubbles on the bottom for a more energy-efficient ride. The aerodynamic design of the Ecoship minimises drag10.

The most energy-intensive heating areas on the ship are supplied with energy from the reuse of engine heat. The ship’s energy utilisation system uses this recovered energy mainly for the hotel area and the HVAC system, which is the main control for the temperatures in interior areas. Insulated, four-layer glass windows, intelligent control of the HVAC system, and special furniture that prevents rooms from cooling down are other measures for energy-efficient heat conservation. Gardens on board the ship provide cooling by evaporating the water. This can save 20 per cent of the power of air-conditioning systems. Ten retractable wind turbines support the ship while under power. Not only the sails of the Ecoship, but also areas that are under constant solar radiation will be equipped with solar cells. These include the windows, railings, and balconies on the upper decks. The solar energy generated is used to cover some of the electricity demand of the lighting system 11.

Avoiding business-class travel also saves a small amount of CO2 emissions. Innovative strategies for aircraft and the airline industry should create opportunities for consumers that do not represent an expensive alternative due to the additional costs for tourists. To this purpose, the following section outlines ways in which the airline industry and travel could be made more sustainable. Due to technological progress, flying is constantly evolving. Air travel can be divided into three main sectors – short haul, medium haul, and long haul – and to this can be added a fourth, the materials sector.

  1. Short haul
    Short-haul flights offer travellers the opportunity to make use of intercity flights to cover a distance of about 1,000 kilometres in a short time (Berlin to London, for instance). Electrically powered aircraft are optimal for this purpose, as the main challenge of these aircraft is their short range. In addition, only small groups of a maximum of 20 people can use an electrically powered aircraft. This, in turn, has the advantage that smaller airports can be used, so that other air traffic is not impeded. Nevertheless, the starting and take-off part of the flight needs relatively the most energy per distance, meaning that high-speed trains have a much better energy balance than short-distance flights.
  2. Medium haul
    Trips of 1,500 to 3,000 km are classified as medium-haul. Since electric-powered aircraft are ineffective and therefore uncompetitive on these routes, there are other possibilities to make them more sustainable. Hydrogen aircraft are still in the early stages of their development, but they have the potential to replace kerosene as a conventional fuel. Since aircraft are used for an average of 20 to 25 years, aircraft already built can be converted using a hydrogen conversion kit. With the help of hydrogen technology, an aircraft is almost 100 per cent climate-neutral.

    A turbine propulsion system could use the hydrogen directly as fuel. A propeller propulsion system is powered by electrical energy. This is generated by the reaction of hydrogen and oxygen from the air in a fuel cell. An electric motor is used to motorise the propeller. Renewable energies can be used for the production of hydrogen in order to save CO2 emissions. On the other hand, hydrogen is difficult to handle, due to its extremely inflammable and explosive behaviour if leakages occur.

    Hydrogen aircraft at large airports are a viable option, since adaptation of the airport infrastructure is required.long-haul
  3. Long haul
    A third way to make the airline industry more sustainable is to use what is known as sustainable aviation fuel (SAF). The biggest advantage of using SAF is that it can be used with existing infrastructure, as it can be blended with conventional fuel. The biggest challenge is to make SAF technologies competitive on an international scale. In 2022, SAF will account for only 0.05 per cent of total kerosene consumption 13. This is mainly caused by the high costs. Furthermore, since SAF is also produced from biogenic raw materials, oil can be avoided. In view of the volatile price of crude oil, biogenic raw materials such as used cooking oil, agricultural residues, or municipal waste are ideal alternatives to at least accelerate the growth of SAF use. There are three main methods of producing SAF; for example, the “power-to-liquid” process, which converts renewable energy into liquid fuels. In addition, the use of biofuels can prevent the emission of methane.
  4. Material
    Polymers in which carbon or glass fibres are incorporated reduce the weight of an aircraft. A special coating of the materials is also helpful, as it lowers air friction. Plasma electrolytic oxidation is another way to save weight. In this process, a metal is converted into its oxide, making it more durable.

    Besides technical innovations, there is also the possibility of improving flying in the short term. Recycling trash and using local food are ways to optimise flying 11.

Train

In recent years, many travellers have switched from air travel to train, as it is considered more environmentally friendly. Rail transport is the most sustainable way to travel (apart from bicycles or similar means of transport). Compared to car travel, the greenhouse gas effect of emissions per kilometre travelled is 75 per cent lower for trains. Trains also offer the advantage of low noise pollution compared to highways or airports. The rail network in Europe can transport an average of 50,000 people per hour on a train line.

Raw material and energy problems also affect the tourism sector, as transportation depends on these resources. Likewise, the COVID-19 pandemic has left widespread problems in its wake.

Trains account for 8.5 per cent of all travel (in Europe). Therefore, the expansion of climate-neutral travel in Europe is being promoted. By 2030, emissions from European trains will be reduced by 40 per cent (compared to 1990) 15. The electricity required will be generated by renewable energy. In Europe, energy prices continue to rise due to ongoing crises. Above all, conventional power generation is affected by this. The expansion of renewable energies (wind power, hydro power, and solar power) is therefore one way of counteracting energy prices.

Recommendations by the WTTC

Due to the corona pandemic, many companies in the tourism industry had to cut jobs. As international travel restrictions have increasingly been lifted in recent months, consumer demand for travel is increasing. Nevertheless, there are 1.2 million vacancies in the European tourism industry. Also, due to poor working conditions, workers laid off by the pandemic cannot be rehired. Moreover, as tourism is forecast to grow in the coming years, the tourism industry must overcome not only environmental challenges, but also societal issues. The World Travel and Tourism Council (WTTC) therefore published recent recommendations to address societal issues regarding the reduction in jobs. Workers should be able to apply for simplified work visas, so that job seekers from different countries can work in the tourism industry.

New work models should increase the attractiveness of the tourism industry. Part-time models or home office are possibilities that also work in tourism. Competitive remuneration can improve working conditions and reduce strikes. In order to retain workers in companies in the tourism industry in the long term, transparent career opportunities should be offered. Continuing education and retraining of workers creates new job opportunities. Finally, the expansion of technological innovations will save labour.

Conclusion

New technologies have already transformed the tourism industry. Innovations help ensure that travel is sustainable in the future. The goal has to be developing sustainable travel in the future while looking at the social and economic issues. The tourism sector must prepare itself and learn from past and present crises. While the tourism industry is still recovering from the consequences of the COVID-19 pandemic, this economic sector is already being hit by the next crisis. Hence, it will be important to focus on the four key points (growing tourism, conflicts/crises, social problems and sustainable mobility).

Tourists should make sure to book direct flights and book flights on airlines that use biokerosene, for example.

The tourism sector is one of the most important social sectors and has a great social and economic impact on a country. Jobs need to be made more attractive again, with better wages and working conditions. There should also be opportunities for job training and further education. Governments should allocate budgets to promote innovation and development within the tourism sector, and other alternative techniques and resources to reduce dependencies should also be set up. In the future, worldwide pandemics may occur again and, in this respect, measures should be taken to prevent greater damage. Further conflicts and crises cannot be predicted but will come for sure.

Data Research Reveals the Most Tech-Forward Regions in the UK

Many businesses are currently concerned with the slower rate of economic growth, traditionally slow levels of growth come with recession rumours and sometimes a starker reality.

Despite lower levels of growth in some industries, across the UK the tech industry is outpacing other sectors when it comes to growth. In fact, it’s expanding over two and a half times faster than the rest of the UK’s economy, with newly registered tech companies appearing at an average rate of 22%.  By inspecting this highly competitive industry, it’s clear to see that certain regions seem to be attracting higher levels of tech professionals and providing optimal environments for tech firms to thrive.

So just what is it that contributes to a flourishing tech company? Microsoft Partners, Pragmatiq have carried out a data study to better understand the contributing factors that ensure tech firms thrive.

UK Top Tech Forward

The League of Tech-Savvy Regions

Using data collected and measured against varying criteria, each region has been ranked via a points system to distinguish innovation hub locations from regions with less focus on tech. To generate this data set the following criteria has been considered; the number of tech jobs advertised in an area, the average Wi-Fi speed, the average tech salary, the number of universities offering computer science degrees and of course the number of tech companies based in the region. Full details of the methodology used can be found at the end of this article.

Greater London: An Obvious Winner

As the capital city of the UK with a reputation for being one of the world’s leading financial powerhouse cities, it’s no surprise that Greater London ranked at the top of the leaderboard. Scoring points across every single leaderboard category, above average for; salaries, tech jobs, wifi speed, high-performing universities and tech companies.

Unsurprisingly London is a popular location with many FTSE100 companies and disruptive start-ups alike. With capital’s workforce made up of almost 2.2 million millennials and Gen Zers who are considered digital natives, these combined factors are likely to drive up results.

When it comes to tech roles, London does offer the best salaries going when it comes to tech roles. The average tech salary sits at £55,000, around £17,500 more than a tech role based in South East England. Of course, this also considers London weighting, but it’s still over £16,000 more than the second-highest placing region for tech salaries (Northern Ireland).

The Second Most Tech-Savvy Region

South East England came out as another top scorer, achieving four out of a possible five points and putting two points between themselves and the third-place spot. As an area that offers exceptional job prospects within the tech industry, above average salaries, excellent universities offering Computer Science degrees and also around 4,812 tech companies, the South East is a clear contender for the most tech-savvy region.

The region is also an admirable area for study, especially where undergraduates are concerned. The region houses six high-scoring universities that offer a Computer Science degree, one of which (University of Oxford) sits within the Russell Group. Russell Group universities are notorious for their social, economic and cultural impacts, something the city of Oxford has benefited from in recent years. As well as presenting a TCU rating of 99%, the university also encouraged 21 spinout tech firms alone in the year 2017.

The South East region lost a point on WiFi speed by just 0.4Mbps where 72Mbps came out as the average. Less emphasis on budget for improved telecommunications is likely where the region has fallen short. According to one study on non-domestic premises, only 26.81% of businesses had full fibre installed, meaning many missing out on faster connection speeds without it.

Otherwise, it’s deemed a technology hub with above-average access to digital roles, good salaries, and number of registered tech companies.  South East England is also in close proximity to London, making it ideal for businesses to operate out of the area without the extortionate price tag for rent or expenditure on salaries.

As part of the study, many expected the North East to come a close second to Greater London, especially as it has links to Manchester. In recent years, there has been greater interest in operating from Manchester, with companies such as the BBC, Google and Microsoft setting up bases there. This clearly shows that, whilst the interest and development are there, it’s not quite reaching top tech status as a region.

The Runners Up (in Joint Third Place)

  • East of England
  • East Midlands
  • South West England
  • Yorkshire and the Humber
  • Scotland

Five regions were positioned in joint third place with 2 points each. With the exception of Scotland, they all ranked below average for tech salaries where the overall average pay appears at £37,342. Areas, like Greater London, were naturally going to outrank other regions here where the London weighting is considered. It’s worth noting that Glasgow is one of the most popular locations for millennials and Gen Z to live, which positively reflects in the average salary, along with the number of Universities offering quality Computer Science degrees.

Despite the promising figures around educational opportunities and a young force workforce, there are fewer job prospects the further north you head, which attributes to their lower score.

The South West region also finished in joint third place, despite average tech salaries placing at around £35,500, this is still a significant £1,842 shy of the UK average.  In 2022, there was a 57% reported increase in the number of students studying tech and engineering courses within the region, which could attribute to a demand for talent.

One of the key elements that this data study has uncovered is that with the exception of Northern Ireland, it appears that the further away from Greater London you travel, sadly the lower the average salary becomes.

Regions Trailing Behind

  • North West England
  • Northern Ireland
  • West Midlands
  • North East England
  • Wales

Landing in last place, Wales was let down by low average WiFi speeds and a lack of tech companies based in the area. The average  WiFi speeds in Wales has a rate of 58.3Mbps with a humble 882 tech companies currently calling Wales home, compared to the staggering 23,901 London-based tech corporations. Despite scoring in last place, Wales does boast three universities that offer good Computer Science degrees, with Cardiff University ensuring a satisfaction rate of 78.8%. It seems many want to attend university in Wales and then pursue job prospects further afield.

In second to last place, the North East didn’t score any points and was let down by low average salaries for the tech sector.  Offering around £32,500 for a tech-based role, £5,000 less than the average in the South East of England. Although let down by salaries, the North East is home to three high-scoring universities that offer sought-after Computer Science degrees. The region also boasts one of the highest proportions of STEM students in the country, making it an attractive hub for potential tech investment. With an influx of tech companies operating from the North East and North West, this is likely to drive up the region’s score in years to come.

A final word on tech regions

Regions, such as Greater London and South East England, are trailblazing when it comes to their tech forward approach and prospects within the industry. With a lot of businesses trickling down into South East England from Greater London, there has clearly been a much greater emphasis to ensure the region’s success. For example, in order to compete with Greater London, South East England has been able to ensure salary and access to digital tech roles are above average, making it an attractive place to work or set up a business.

This study highlights that every region has room to expand its emphasis on tech even further. With only one region (Greater London) scoring on all five criteria, and two regions (North East England and Wales) scoring none, there are clearly steps local councils and organisations can take to improve an area’s tech offering. Over time, it’s expected that places, such as the North East of England and Scotland will creep up the list further, scoring more points for advertised jobs and the number of tech companies.

Data Methodology

Five categories were defined in total. Through data collection, an average score was generated. Any region exceeding the average received one point with a total of five points to score. Below are the averages used to measure the data:

  • Number of advertised digital tech roles – 224,892
  • Average WiFi speeds – 72 Mbps
  • Average Tech Salary – £37,342
  • Universities offering Computer Science degrees with above average score – 4
  • Number of tech companies in the region – 3,873

To determine the average score of Universities, a few additional steps were taken. Firstly, the most popular degree within the tech industry needed to be determined. By a significant margin, Computer Science came out on top.

After this point, a full list of universities offering a Computer Science degree was sourced from The Complete University Guide. They produced a score out of 100 for each university that measured things like overall student satisfaction and graduate prospects. Each university was then categorised into regions and an average TCU score was determined at 73.2%.

Any universities with a score above 73.2% were then separated and categorised into regions. Another average calculation was completed to reveal that any region with four or more universities scoring above 73.2% would gain a point. For example, Scotland has eight universities that score higher than average, therefore the region received one point.

The Ethical Leader of the Year Award: Recognizing One of America’s Great Business Leaders Who “Walks the Talk” of Ethical Leadership

Very few in this country would disagree that America is in the midst of a wide range of crises and challenges. An underlying factor in a great many of them, in our view, is the lack of ethics and ethical leadership in businesses, organizations, and institutions that make our society what it is and serve as the basis of people’s trust and confidence.

William G. McGowan, the legendary head of MCI, a disruptor in his era who helped create an extraordinary range of new communication options, was guided by a set of six Principles of Ethical Leadership he often highlighted in his speeches. McGowan held himself fully accountable to those principals. Despite the pushback, Bill never wavered from his conviction that those principles were vital to a successful business – and a successful nation.

The William G. McGowan Charitable Fund, inspired by the commitment of its benefactor, has placed their highest priority on helping to secure a greater commitment to preparing future business leaders in the Principles of Ethical Leadership. They have designed and demonstrated a new means of ensuring future generations of business leaders are fully immersed in principles of ethics and ethical leadership through the McGowan Fellows Program. The Fund partners with 10 universities to ensure a selected set of MBA students receive the full benefit of immersion in ethics and ethical leadership, concurrent with their participation in the MBA program in which they are enrolled.

As our organizations tracked the extraordinary surge in national concern and interest in ethical behavior and ethical leadership, we heard directly from the National Association of Corporate Directors and Korn Ferry, the nation’s largest search firm, that individuals responsible for hiring the next generation of top corporate leaders were demanding demonstrated commitment to and “walking the talk” of ethical behavior and ethical leadership. Most recently, McKinsey issued a report on the top 10 most important traits for a CEO in this new era, concluding “the number one skill” was ethics/ethical leadership.

Equally intriguing to us was how Korn Ferry reported the fact that the candidates themselves, who were considering joining companies at a senior level, were asking the same question: does the organization I am considering joining demonstrate commitment to ethics and ethical leadership?

We think we are making progress in building a new national consensus around ensuring that MBA programs are now placing a priority on ensuring business leaders in the future have been prepared with the ability to lead ethically and make ethical decisions.

Together, we believe it is time to highlight Chief Executive Officers who are true national role models in their commitments to ethics and ethical leadership – leaders who have stood the test of time in applying those principles in challenging circumstances, where decisions were especially tough ones.

Therefore, to help demonstrate both the business and ethical value of ethical leadership, last year the Fund joined forces with SHRM, which for decades has demonstrated a high-priority on creating cultures of ethics and ethical behavior and leadership, to create the first-ever Ethical Leader of the Year Award. We pulled together a group of national leaders to serve as judges when we launched the first-ever Ethical Leader of the Year Award in 2022. Leaders from both of our organizations were part of the panel of judges, alongside board members from Fortune 500 companies, a Fortune 500 CEO, and this year, the CEO recipient of the 2022 award.

Last year, by unanimous vote, Charles Lowrey, the longtime Chair and CEO of Prudential Financial, received the Award, which was presented on the main stage at the SHRM Annual Convention, one of the nation’s largest annual conferences, with about 18,000 people in attendance as Lowrey received the award.

The reactions we received were extremely positive. However, what impressed us most were the reactions of Prudential employees from around the world who wrote to the Fund as the sponsor of the award to say that the judges had made “exactly the right choice.” They confirmed that they saw and worked in a genuine culture of ethics and ethical leadership, established by Lowrey and the Prudential leadership team.

The 2023 Ethical Leader of the Year Award was presented on June 13 on the main stage of the 75th Anniversary National Conference of SHRM in Las Vegas, which 20,000+ people attended. We were then delighted to announce that after receiving many remarkable nominees from business and national organizations around the country, the judges were once again unanimous: Ed Bastian, Chair and CEO of Delta Airlines, is the 2023 Ethical Leader of the Year Award recipient.

Among the many reasons for the selection of Bastian is that his record of commitment to ethics and ethical leadership extends many years among the companies and organizations of which he has been a part. From those who know him and the companies he has helped lead, we heard constant references to the consistency of his commitment to ethics and ethical leadership. His commitment, of course, was never more tested than during the pandemic and its effects on the travel industry. He led the way in managing the challenges that arose, to protect his employees and his customers while still providing the essential national requirement for predictable and reliable air travel. It was not easy. People got hurt, lost their jobs, or found themselves living on reduced incomes, among many other issues. 

But this is where ethics and ethical leadership enter: based on an approach of ethical decision making, what is the best decision that can be made in light of the situation at hand?

Today, Delta ranks as the most admired airline and is listed as the #1 airline by its customers.

Bastian and Lowrey serve as terrific role models for business, organizational, and governmental leaders. They are also examples of the kind of future leaders we hope MBA programs across the country will turn out. If they do, Bastian and Lowrey will attest that not only is ethical leadership the right thing to do, most importantly, it is the right business thing to do. It attracts customers, talent, and confidence from the full range of stakeholders of a company. It is why prospective employees come to a company, why they remain there, and why customers remain loyal – the essence of good business.

We need many, many more Charles Lowreys and Ed Bastians. Our MBA programs are the primary means of preparing the next generation of similar leaders.
